How much does foundation repair cost in Fort Worth, TX?
How do you fix foundation problems?
What are common signs that I need a foundation repair?
Common signs of foundation issues include:
Water bill inconsistencies – If your water bill shoots up suddenly, it may indicate a foundation issue related to a plumbing leak.
Odors – A foul odor coming from soil surrounding the house is another warning sign of foundation problems.
Cracks – This is the most common issue homeowners notice. Signs of foundation issues in relation to cracks include several cracks popping up on walls, near ceilings above doors and in corners.
Doors and door frames – If you begin to notice that doors are not opening or shutting properly or are not matching to the frame properly as it once did, this is another foundation issue indication.
Separation of freeze boards – the jointed trim near the roofline and on the corners of the home.
Expansion joints – the lines in between bricks that look like caulking.
Why are there more problems in summer?
We live in an area that is notorious for movement in the soil. In the summer months as it becomes hot, everything begins to dry up. As the moisture is pulled out of the soil it shrinks, causing the house to move. In the winter, as it rains, the moisture is put back in the soil causing the foundation to move back.
Is running my sprinklers enough to water the foundation?
Sprinklers are not as effective as soaker hoses. The soaker hose allows for water to slowly penetrate deep down into the ground while the sprinklers will strictly reach a shallow depth. Even if you are using sprinklers, we still recommend soaker hoses.
How often should I water my foundation?
When the soil starts to “shrink away” from the foundation, it’s time to water. The south and west sides of a structure will normally need more watering than the north and east sides due to the exposure to the hot, afternoon sun. Also, many large bushes and trees require lots of extra moisture…so their presence can be a major factor in how much you need to water.

Does Foundation Repair affect home value?
How do foundation repairs affect my plumbing?
Any time a slab foundation settles the plumbing pipes which are underneath and attached to the foundation can be damaged. They can also be damaged when you lift a house back towards its original position.
How long after the repairs should I wait to fix my cracks?
Your wait will depend on how much the house has been lifted. The slab should not move after it has been lifted but the walls may need time to adjust to their new position. A general rule-of-thumb would be to wait one month after repairs are completed.
